Specialist lending covers finance products outside mainstream bank criteria, including low-doc, non-conforming, SMSF, and private funding. Private lenders are non-bank funders who assess deals individually, often with faster turnaround and greater flexibility on security and income documentation.
Who typically needs a specialist loan?
Self-employed borrowers with complex financials, borrowers with credit impairment, property investors with large portfolios, and buyers with time-sensitive settlements that can't wait on bank timelines. If you've been declined by a major bank, specialist lenders are often the next step.
Are private lending rates much higher?
Private and specialist rates are generally higher than standard bank rates, reflecting the additional risk and flexibility. However, the total cost depends on the loan term, purpose, and exit strategy. For short-term bridging or complex transactions, the cost is often justified by the speed and certainty of funding.
How does SMSF borrowing work?
A self-managed super fund can borrow to purchase investment property under a Limited Recourse Borrowing Arrangement (LRBA). The property is held in a bare trust until the loan is repaid. What documents do I need for a low-doc loan?
